China Grew 4.5%. Property Investment Fell 20.6%
Topics: Economy

China's economy grew 4.5% in the third quarter compared with a year earlier, the National Bureau of Statistics (NBS) said on October 19, 2026. That beat the 4.4% forecast in a Reuters poll and the 4.3% of the second quarter. Inside the same release sit numbers that point the other way.
What grew
For January to September, GDP rose 4.6%, inside the government's 4.5% to 5% target. Exports of goods grew 16.4% in yuan terms and imports 22.3%. In September alone, exports rose 29.6%. Value added of high-tech manufacturing grew 14.3% over the nine months.
What fell
Fixed-asset investment, excluding rural households, fell 7.2% over the nine months. Investment in real estate development fell 20.6%. Take property out and fixed-asset investment still fell 4.2%, so the weakness is not only housing. Private investment fell 10.4%. New commercial buildings sold dropped 13.2% by floor space and 13.9% by value.
The consumer
Total retail sales of goods and services rose 2.6% in the first three quarters. Goods alone rose 1.0%, services 5.0%. The NBS itself wrote that "insufficient domestic demand remains prominent."
What the headlines leave out
- Q3 GDP: +4.5% year on year; first nine months +4.6% (NBS, October 19, 2026).
- Property development investment: down 20.6% over nine months (NBS).
- Fixed-asset investment: down 7.2%; down 4.2% excluding real estate development (NBS).
- Retail sales of goods: up 1.0% over nine months (NBS).
- Exports: up 16.4% in yuan terms over nine months (NBS).
The questions that remain
- Can exports keep carrying growth while investment and goods spending shrink or stall?
- Do trading partners accept a surplus that keeps widening?
- What would restart private investment, which fell 10.4%?
Next, the fourth-quarter data arrives in January.
